Welcome to the Twisted Peach Community of Sellers!

We are so excited to be a part of your home selling experience. Our goal is to make this a smooth transition for you! We make it a priority to be available to answer any questions and help walk you through this process.

In order to make this process easier, we have included important information so you will know what to expect as we move forward.

A quick & easy way to review and sign documents! 

A Dotloop account will be created for you.

We "Share" all the necessary documents with you to review and sign online.

To Sign Document:

 Receive Email -“April needs you to sign…”

 Click “View Document”

(Note: There will be a PDF of the document attached to the email near the bottom as a backup in case you need to print and sign)

 Click “Start Signing” (It will highlight areas you need to sign.)

 Follow the prompts and “You’re Done!”

 VERY IMPORTANT: Please DO NOT “Sign up” or click “Sign in”

Simply exit out by clicking the “X” in the top right corner of the window.

What To Know About The Selling Process

  • A Buyer will make an offer to purchase your home. We will negotiate the terms and once both sides agree then the Contract is accepted.

  • Due Diligence begins the day the Contract is accepted (Binding) & typically lasts for 10 days.

    • During Due Diligence period the following will take place…

      •  Earnest Money Collected & Held

      • Home Inspection Conducted

      • Amendments to Address Concerns (Resolves any issues found during Home Inspection)

      • Remove any Contingencies

  • Once Due Diligence Period is over...

    • If the home you are selling has an HOA, be prepared to pay for an HOA clearance letter a couple weeks before Closing. This fee is paid in order to provide a clear HOA account showing. Meaning, that there is no lien on the property. It is considered to be the Seller's responsibility much like a seller is responsible for providing clear title, which is charged at closing. We will do our best to discover other HOA fees as we list your house, but please know that we are dependent on the information provided to us from the HOA.

    • The Buyer will continue to move through the Financial Approval Process which involves their Lender ordering an Appraisal on the home.

    • A Closing Date will be scheduled

    • You will be getting ready to move!
